Project: Dairy Quenn ~ Traffic Impact Analysis
Location: Pearland, Texas
This traffic impact study looked at a proposed Dairy Queen in Pearland, Texas. Our analysis examined the proposed driveway and determined a turn lane was not required, and that a nearby intersection was not significantly impacted by the development.
Project: US 90 Gas Station~ Traffic Impact Analysis
Location: San Antonio, Texas
This traffic impact study examined a proposed commercial development in San Antonio, Texas. The development will add a gas station and two fast food restaurants. Our analysis looked at five nearby intersections provided recommended improvements including signalized control and turn lanes.
Project: Dalton-Goliad retail ~ Traffic Impact Analysis
Location: Rockwall, Texas
This study examined the impacts from a proposed retail development. As proposed, this development would consist of a grocery store, a daycare, office space, a restaurant and a bank. Our analysis showed that the development met requirements for turn lanes, and we also recommended modifications to a nearby intersection.
Project: Automatch ~ Traffic Impact Analysis
Location: New Braunfels, Texas
This traffic impact analysis looked at the impacts from a proposed luxury auto dealership in the suburbs of San Antonio, Texas. Our analysis examined TxDOT requirements for turn lanes, and access management, and concluded that the proposed site did not require modifications or improvements.
Project: Retail Site ~ Traffic Impact Analysis
Location: Henry County, Georgia
This study looked at a proposed discount store in Henry County outside Atlanta. Our analysis showed that the adjacent intersection has enough capacity to handle additional traffic, and we made recommendations to modify pavement striping to allow for a left-turn lane into the project’s driveway.
Project: Yoda Development ~ Traffic Impact Study
Location: Marion County, Florida
This analysis examined a proposed pharmacy and other retail development in Marion County, near Gainesville, Florida. The site is on a state road and our study showed that the nearby intersection was seeing failing conditions without development. Our recommendation included modifying the median to restrict left-turns to reduce congestion and delays.
Project: Chick-Fil-A ~ Traffic Impact Analysis
Location: Crestview, Florida
This analysis examined a proposed Chick-Fil-A restaurant in the Florida Panhandle. The site is located on SR 85 and analysis showed delays and queues at a nearby intersection. The study recommended retiming the traffic signal and providing alternate route signing to mitigate congestion.
Project: C-Store with Gas~ Transportation Impact Analysis
Location: Orange County, Florida
This study looked at a proposed gas station in the western suburbs of Orlando. Our analysis examined nearby roadways and intersections and determined that the roadways and intersections will function acceptably after buildout.
Project: Racetrac ~ Traffic Impact Analysis
Location: Clay County, Florida
This study looked at a proposed Racetrac gas station near Jacksonville. Our analysis examined nearby roadways and intersections and determined that the roadways had capacity with the improvements under construction on Blanding Blvd. We also recommended constructing a right-turn lane at one of the project’s driveways.
Project: Racetrac ~ Traffic Impact Analysis
Location: Winter Springs, Florida
This study looked at a proposed Racetrac with 20 fueling stations. Our analysis examined nearby intersections and roadway segments. Our conclusion was that with the proposed widening project on US 17/92, the surrounding roadways had ample capacity to accommodate project trips.
Project: Puklich Chevrolet ~ Traffic Impact Study
Location: Valley City, North Dakota
This traffic impact study looked at the impacts from a proposed expansion of an auto dealership. Our analysis looked at the nearby intersections, and concluded that the surrounding roadways had ample capacity to accommodate new development traffic.
Project: McKenzie commercial ~ Traffic Impact Study
Location: McKenzie County, North Dakota
This proposed development would consist of a 200-room hotel, mini-storage facility, and some small retail parcels. The analysis showed that the project would not adversely affect traffic operations and safety in the area, and that the main access road should be signalized upon full build-out.
Project: US 12 Strip Mall ~ Traffic Impact Study
Location: Aberdeen, South Dakota
This commercial development was proposed adjacent to a busy intersection which saw failing operations in the evening rush hour. Our analysis showed that the intersection would improve with an additional left-turn lane. The study also showed that projected peak hour volumes would trip the South Dakota DOT threshold for a right-turn lane.
Project: Oakdale Village ~ Warrant Analysis
Location: Oakdale, Minnesota
The property management for this large commercial development had received complaints about vehicles trying to exit the development during rush hours. Our analysis showed that Saturday traffic volumes met the warrants for a four-way stop, and traffic simulation predicted that traffic would flow much more smoothly. Since then, the City of Oakdale has installed the stop signs and the retail tenants are pleased that their customers are able to get in and out of their stores safely and efficiently.
Project: Olive Street Retail ~ Traffic Impact Study
Location: Waconia, Minnesota
This study reviewed the impacts from a proposed retail development in Waconia, a western suburb of Minneapolis. There were concerns about access locations, and our analysis showed that the proposed driveway locations would function acceptably. A traffic simulation video was produced to demonstrate how traffic would flow in future conditions.
